THE DECISIONS THAT MATTER

Five choices for an easy-to-enjoy second home

Consider frequency of use, access, upkeep, the shared building, neighbourhood and resale when choosing a second home. Advice from Oleg Shvets.

  1. 01Start with your stays

List the months, length of stays and number of guests. A home for two weekends has different requirements from a summer with the family.

  2. 02Imagine arriving

Picture a late arrival with luggage: parking, stairs, keys and shops. Test the actual route rather than relying on map distance.

  3. 03Consider different seasons

Ask about sunshine, heating, activity and services open out of season. A summer viewing does not show winter life.

  4. 04Plan for your absence

Who will check a leak, air the home, receive a contractor or prepare for your arrival? Identify the tasks before choosing services.

  5. 05Budget even when you are away

Service charges, insurance and upkeep continue while you are absent. Separate these fixed costs from expenses during your stays.

PROPERTY SEARCH SUPPORT

Plan for stays and the months the home will be empty

I compare properties against your actual calendar, not just the holiday impression they give on viewing day.

  • Visit calendar, guests' needs, storage and any space for remote work.
  • Access from station or airport, parking and the final stretch to the door.
  • Summer and winter comfort, ventilation, sun protection and seasonal noise.
  • Local services open when you will actually use the home.
  • A trusted contact, key arrangements and maintenance quotes for absences.
  • Annual budget excluding rental income; if you plan to let, a separate review of rules and costs.

OLEG’S PERSPECTIVE

« A successful second home is one you can use with ease. Access, storage, upkeep and services deserve as much weight as the first impression. »

FREQUENTLY ASKED QUESTIONS

Second homes: seasonal use and remote management

01Should I prioritise a residence with a concierge?

It depends on the actual services, hours and your expectations. A concierge is not necessarily responsible for checking inside your home or managing contractors. Compare exactly what the charges cover with what you must arrange separately.

02How do I choose between the seafront and a quieter inland area?

Compare regular journeys, noise, terrain and services in the months you will visit. If every outing requires a car, an attractive view may be less suited to short, walkable stays.

03What should I arrange if I am away for several months?

Organise keys, property checks, ventilation and a procedure for incidents. Check absence-related conditions with your insurer and obtain quotes from local providers before setting the maintenance budget.

04Should I rely on letting to balance the budget?

First check that costs remain affordable without rental income. If you want to let, assess that separately: your own reserved periods, local rules, shared ownership, management and preparation between stays.

To check the formalities: City of Cannes — procedures if you plan holiday letting.
