Investing in Cannes: assumptions to keep distinct

01Does the congress calendar guarantee bookings?

No. Being near an event guarantees neither occupancy nor rates. Exact location, condition, competition and management affect demand. Any scenario must also account for periods without bookings.

02Can I let any apartment on a short-term basis?

Do not assume so. Check the shared-ownership rules and applicable procedures with the town hall. Cannes has a registration process for furnished tourist accommodation; registration does not replace the other checks your situation may require.

03Why is gross yield not enough?

It does not include every cash outflow. Compare projected income with charges, management, vacancy, works, financing and applicable tax. A standalone percentage can hide cash requirements.

04What should I compare between two properties at the same price?

Compare required works, charges, ease of management, possible uses and resale constraints. I identify the property differences; financing and tax choices should be prepared with qualified professionals.
