Five checks when choosing an apartment in Cannes

Define use, budget, neighbourhood, shared-building condition and viewing criteria before selecting an apartment. Advice from Oleg Shvets.

  1. 01Test the layout

    Place your furniture on the plan: advertised floor area does not tell you whether a bedroom fits a desk or the living room can host guests.

  2. 02Try the access routes

    Check the route from the street, steps before the lift and access to the floor. Try the parking space with your own vehicle too.

  3. 03Check how the outdoor space works

    On the balcony or terrace, assess depth, orientation, overlooking neighbours and noise. A view photo does not show how usable the space is.

  4. 04Understand how the building runs

    Compare charges, services and general meeting decisions: a concierge, shared heating and a pool each bring different costs.

  5. 05Estimate two separate renovation budgets

    Separate work inside your apartment from work on shared areas. Renovating the home does not resolve the condition of the façade or lift.

Apartments: questions photographs cannot answer

01Are low service charges always an advantage?

Not on their own. Compare what they cover and how the building is maintained. I separate day-to-day expenses, included services and reported works so we do not compare amounts that pay for different things.

02What should I ask about works to the shared building?

Ask for general meeting decisions and available financial information. Have the notary clarify how payment calls are allocated between seller and buyer; the word “approved” alone does not tell you who pays.

03How do I compare a high floor with a garden-level apartment?

A high floor may offer open views, but the lift and heat need checking. A garden-level home calls for checks on privacy, damp and the legal status of the outdoor space. I compare these points with your plans, without favouring either automatically.

04Does a terrace necessarily belong to the apartment?

Its status must be checked in the shared-ownership documents: ownership and exclusive use are different. Clarify maintenance rules and permitted alterations before budgeting for works.
