The Cannes apartment market in four key figures

The data describes a past period and a defined area. It helps explain the market; it predicts neither the price of a specific property nor how long it will take to sell.

DEFINITIONS

Six concepts for reading the table accurately

DVF average price
Average price per square metre in the sales selected by the source. It is not the automatic value of every property in the area.
Estimated median
The central value of an estimate produced using the source's data and methodology. It is not directly comparable to an average of completed sales.
Annual volume
An approximate annual figure published by the aggregator to indicate market activity in the area.It is not the exact size of the cleaned sample.
12-month change
The difference between two observed average levels over the stated period. It describes the past and is not a forecast.
IRIS
A statistical subdivision of a municipality defined by INSEE.Its boundaries do not always match the way a neighbourhood is understood in the property market.
Central range
The interval containing the middle half of published observations. It is neither the market minimum nor the maximum.

METHODOLOGY AND LIMITATIONS

How this edition was prepared

  1. 01
    Sales database

Completed sales come from the DGFiP's public DVF database.

  2. 02
    Aggregation

Immover groups values by municipality and IRIS area, then publishes prices, ranges, property types, trends and indicative volumes.

  3. 03
    Geographical coverage

A statistical area does not always match the neighbourhood as residents understand it. The Centre / La Banane and Palm Beach exceptions are therefore clearly stated.

  4. 04
    Responsible interpretation

Unpublished volumes are never invented. Averages provide market context, never a promise of a future price.

DECISIONS, NOT FORECASTS

Market data informs your decision; it does not make it for you

IF YOU ARE SELLING

Understand your property's position in the real market

Compare a relevant selection of homes, consider enquiries, viewings and objections together, then adjust based on evidence.

Request an assessment of my property
IF YOU ARE BUYING

Compare properties without promises of returns

Weigh neighbourhood, property type, condition, charges, view and scarcity without treating a trend as a guarantee.

DATA & LOCAL KNOWLEDGE

I connect the data with the decisions sellers and buyers actually make

The dashboard provides context. Assessing a residence, street, property and its competition turns that context into a useful decision.
