THE DECISIONS THAT MATTER

Five things to examine beyond the view and pool

Compare land, architecture, views, renovation, access and lifestyle before choosing a villa. Dated information and personal advice from Oleg Shvets.

  1. 01Walk the entire plot

Look at slopes, usable areas, overlooking neighbours and retaining walls. Total land area alone does not measure the space you can enjoy.

  2. 02Try arriving at the property

Test the access width, turning space, gate and route to the house. Consider deliveries, guests and arriving in the rain.

  3. 03Understand the utilities

Identify water, electricity, internet, drainage and wastewater systems. Note any installations a professional should inspect.

  4. 04Check your plans against the documents

For a pool, extension, outbuilding or subdivision, have permissions and applicable rules checked before treating a change as certain.

  5. 05Plan the upkeep

Ask for the maintenance history of the roof, heating, garden and pool. Separate annual upkeep, urgent repairs and comfort improvements.

PROPERTY SEARCH SUPPORT

Useful documents and checks before choosing a villa

A property viewing helps identify questions; it does not replace a technical building survey.

  • House and plot plans, access and easements to clarify with the notary.
  • History of alterations and available planning documents for the areas shown.
  • Wastewater system type, available inspection reports and the appropriate specialist if anything is unclear.
  • A survey and targeted inspection of the roof, damp or cracks where necessary.
  • The address-specific risk report and constraints relevant to your intended use.
  • Maintenance invoices and separate quotes for the garden, pool, equipment and priority works.

OLEG’S PERSPECTIVE

« A villa can look exceptional in photos yet be demanding day to day. Terrain, access and upkeep deserve the same attention as the living spaces. »

FREQUENTLY ASKED QUESTIONS

Villas: land, access and upkeep before committing

01Is a larger plot always more attractive?

No. Part may be steep, hard to reach or unsuitable for your plans. I distinguish total area, usable spaces and areas whose possibilities need confirmation. An easy-to-manage garden may suit you better than more land.

02Can I plan an extension after buying?

Do not treat it as certain. Have planning rules, plot constraints and required permissions assessed before basing your decision on future floor space. The professional handling the project must confirm feasibility.

03Which villa costs are easy to overlook?

Irrigation, the pool, trees, gates, heating systems and exterior walls may each need separate work. I help you request existing invoices and contracts, then obtain quotes rather than rely on one rough allowance.

04Is a risk map enough to decide?

It provides an initial address-specific reference. It does not describe the building's condition or potential works costs on its own. Risk information needs to be read alongside the sale documents and, where necessary, a technical opinion.
