Choose an advisor using evidence of the proposed work
A useful meeting goes beyond asking what your property is worth and how much the fees are. Ask how the price will be explained, what will be ready at launch and how decisions will be made if feedback differs from expectations. Answers should relate to your address and timing.
A persuasive presentation does not replace a specific commitment. Before choosing, distinguish what is included, what depends on the mandate and what remains to be confirmed. The worksheet below helps compare the same topics across advisors; it does not automatically rank their competence.
Four things to request
Ask for a sample launch plan, an anonymised seller report, a price explanation based on comparables and a description of pre-viewing qualification. For each, check who does the work, what you receive and when updates are planned. Reporting frequency is agreed with you; a promise of permanent availability is not necessary for clear follow-up.
Illustrative example: two proposals
One advisor suggests a high price and broad exposure without detailing the channels. Another explains a range, the properties compared, missing information and launch steps. This alone does not prove that the second will achieve a better sale. It does give you verifiable material to discuss, compare and decide. Ask the first advisor to clarify their method before reaching a conclusion.
Qualifying a buyer without promising finance
A concrete example should show how the advisor checks intended use, essential criteria, declared budget, financing method, timing and any prior sale. It should also distinguish what the buyer declares from evidence actually reviewed. An agreement in principle is not a loan guarantee; the final decision belongs to the lender concerned.
Decide on a written basis
Return to unclear points and clarify services, fees, responsibilities and mandate conditions before signing. A high score does not replace reading the document. You can use this worksheet in our meeting and ask me to demonstrate how I would apply each step to your project.
