Preparing a sale in Cannes: decisions before the listing
To sell an apartment in Cannes, start with three things: a usable property file, an explained asking price and an organised launch. Publishing more listings before these are ready makes the first reactions hard to interpret. The aim is to answer serious questions from the first viewings.
An address alone cannot establish value. Within one building, floor level, noise, aspect, the actual view, internal condition and charges can change the comparison. A competing listing shows an asking price; it does not prove the price a buyer will agree to pay.
What I prepare with you
We clarify your timing and who needs to make decisions. We identify the documents available, those to request from the building manager or other parties, access arrangements and viewing constraints. I separate verified facts from information still to confirm, then propose a market position and presentation plan. We agree the launch and first review dates together, according to how ready the file actually is.
Documents to gather before launch
Gather the title, floor-area information, applicable surveys and building documents: co-ownership rules, meeting minutes, charges and works information. Identify missing items and who can supply them. The notary confirms the documents and delivery requirements for your transaction; this preparation list is not exhaustive.
From viewing to a written decision
After viewings, distinguish personal preferences from verifiable objections. For an offer, compare price, declared funding, conditions and timing. Have the consequences of your commitment clarified before accepting. After agreement, I coordinate information and participants; the notary handles the deeds and legal checks through to completion.
Illustrative example: two 65 m² apartments
The first has a lift, a usable terrace and a renovated interior. The second is on the same floor in a building without a lift and needs work. Applying the same average price per square metre would hide these differences. I compare access, outside space, condition and relevant competition separately, then explain a range and its assumptions, without inventing an automatic discount.
How to decide when to launch
The score below helps identify weak points; it does not automatically authorise a launch. One missing critical document can matter more than several high scores. Before marketing starts, we check the listing information, media, price, chosen channels and how feedback will be collected. Any remaining uncertainty is identified and addressed with the appropriate professional.
